We perform residential real estate appraisals.
Is an Appraisal like a Home Inspection?
The difference is that an appraiser is not a home inspector nor does he/she do a complete home inspection. The purpose of a home inspection is primarily to evaluate the home from foundation to roof. Generally, a home inspection report will explain the condition and/or repair requirements of the house: An Appraiser will offer a professional, unbiased opinion of market value, to be used in making real estate transactions.
How do I get ready for my appraisal?
The first step after setting you appointment will be to try and make sure the appraiser has easy access to the exterior of the home. Trim any bushes and move any items that would make it difficult to measure the structure. On the inside, make sure that the appraiser can easily access items like furnaces and water heaters.
The following Items, if you have available, would be helpful for your appraiser to assist in providing a more accurate appraisal:

A survey of the house and property.

Bed and Bath Count and/or disclose any additions to the home. (ie: converted garage or sunroom etc.)

A copy of the original plans/blueprints.

Disclose any major renovations or repairs needed (this can affect the type of appraisal you may need)
